Purchasing vacant land with the idea of developing for your home in the future may be the least painful way to get to homeownership. Finally, after years of financing issues, lenders are recognizing that land is of value. Lenders are now lending on vacant land. Look to your local bank to see what they offer. An informational phone call is free. It doesn't hurt to ask. I am always surprised at the level of effort people make towards purchasing a computer or car and yet they make one phone call or scan an ad for a home or property with very little research. Information and communication are easy and fast these days. Misinformation abounds. Using a local agent and lender healed into the areas nuances and trends could keep you from making an unfortunate mistake. In Lewis County there is a research option that I encourage people to use. For a $200 fee you can present a "site plan" for your potential property, drawing your future home site, well, septic, driveway access, etc. and present it to the Lewis County Permit Center. They will identify potential concerns or possibly approve your site plan at that time. It's 200 bucks well spent in my opinion to head off potential problems down the road.
