Willy's Whimsical Wednesday Words of Wisdom
-I just moved here and started a new job; Is your new job in the same field that you have worked in? Two years service in the same industry, not the same job/company will work.
-I don't have the down payment, doesn't a person have to have like $30,000 for a down payment;
There are several low or even zero down home purchase programs available.
-I had a medical bill against my credit; Medical bills for the most part no longer can be used to deter you from qualifying to purchase a home.
-My credit isn't that great but my spouse has good credit; If your spouse has good income and credit and you do not, you may still qualify to purchase.
-My income is from a disability; You cannot be disqualified from purchasing a home based on your income solely from a disability provided all other requirements are met. ( debt ratio etc.)
-I can't buy a house with my son/daughter/friend; Several people can buy a home together even if they may or may not be related in any way.
-I'm self employed; Lenders have recognized that self employed folks aren't likely to fire themselves. Record keeping is critical of course, but this is a solvable problem.
-We just never got around to it; I had a client walk into the office 2 months ago that had rented for 26 years. 26 years of paying on various houses. 26 years! They came in because the place they had been living in for the past 8 years was being sold and they had 30 days to move.
